Pascoag-based commercial window business set to double footprint on South Main Street

BURRILLVILLE – A family-owned business that has operated in Pascoag for more than 50 years is now set to expand, with plans to double the size of their current warehouse on South Main Street.

Lockheed Architectural Solutions, Inc. has submitted plans for a 56,575-square-foot expansion to its operations on the corner of Davis Drive, to be used for additional storage and warehouse space for the growing commercial business.

Founded in 1955 as Lockheed Aluminum Window Corp., the business first opened in Queens, New York, moving to North Grosvenordale, Conn. in 1960. In 1972, Lockheed purchased space at the Industrial Park in Pascoag for construction of its new headquarters.

Both before and during the time in Burrillville, the company has remained in one family, with current president Michael Kosiver, the grandson of founder Benjamin Kosiver, leading operations since 2009. Lockheed moved into commercial window installation in the late 1970s, with a first project at the Department of Public Works in Worcester, Mass. In the early 2000s, the company took on window fabrication, with the focus gradually shifting toward commercial projects. The residential sector of the business was sold to Slocomb Windows and Doors in 2018.

Today, the business is a leader in commercial window, door and glass installations, including intricate and complex large-scale, multi-million dollar projects such as the recently-completed Newport Harbor Island Resort on Goat Island. It has more than 120 employees, and its long list of clients in New England and beyond includes schools, colleges, hospitals, private and public housing complexes, condominiums and office complexes.

In 2022, Lockheed was recognized as a “Best Place to Work in Rhode Island” by Providence Business News.

The Planning Board reviewed a preliminary plan for the upcoming expansion designed by DJSA Architects at their meeting on Monday, Feb. 3. Renderings show the addition will be constructed behind the building at 925 South Main St., and will include loading docks and an outdoor area. In addition to the 3.44 acre property that holds the current warehouse, Lockheed owns an adjacent 1.61 acre lot on Davis Drive, which will be used to accommodate the expansion. Construction will also include interior renovations, with the office moved to the front of the building.

The project required a dimensional variance to allow for 49 percent lot coverage in an aquifer zone, which was approved unanimously. Town Planner Ray Goff noted that the business also plans to merge the two properties into a single lot. For now, Goff noted, that extra space will be used primarily for storage.

“There’s not going to be much of a change in terms of employees and that sort of thing, but maybe in the future there will be some growth,” he said.

Once complete, the building will feature a 97,410-square-foot warehouse and a 11,425-square-foot office.

Final approval of the project will be completed administratively.
