NORTH SMITHFIELD – A group associated with several gas stations and convenience stores in Massachusetts has purchased the Greenville Road property that was once home to the Beef Barn Restaurant.
Greenville Realtors, LLC purchased the roughly 1-acre corner lot from Greenville Road Development Company, LLC, a real estate holding company started by the Valleire family of North Smithfield. The family has long owned the highly visible property, previously leasing space to two popular restaurants, the Beef Barn and Coffee & Cream.

The restaurants both moved to new locations in town in recent years, and the iconic structures the businesses once occupied are now just a memory, with buildings on the lot at 3 Greenville Road demolished to make way for new development. The property has been vacant since Beef Barn owner Marc Branchaud moved his business to Industrial Drive in 2022.
Last year, one potential purchaser went before the Planning Board to get feedback on a proposal to build an eight pump gas station, featuring a store and a drive through.
But according to Town Planner Mark Carrulo, that developer never submitted an official application following the preliminary meeting.
“That project never returned, and my understanding was they didn’t move forward with purchase,” Carrulo told NRI NOW.
The planner said he has not been in contact with any other potential buyers.
But this week, a deed recorded in the town clerk’s office shows that the property sold for $550,000 to the Greenville Realtors group.
Marwan Eieadah is listed as the registered agent of that business on documents filed with with the Rhode Island Secretary of State, with Elina Eieadah of 4 Linwood Drive Shrewsbury, Mass. listed as a manager. The Eieadahs are associated with several Massachusetts businesses also registered at 4 Linwood Drive including Waltham Fuel, Somerset Fuel and Red Sea Fuel.
Marwan Eieadah is currently the chief operating officer of NASR Group, a business that stocks convenience stores with fresh items such as sandwiches also registered in Shrewsbury, according to his LinkedIn profile, which notes he previously served as business manager for Centre Mobil.
While the buyer’s intentions for the North Smithfield property are not yet clear, if a gas station is proposed, the project will require a special use permit. The paved lot sits at a busy intersection with Smithfield Road, just across from CT Gas.

And in the Town of N.S. that means NOTHING! They will get what ever THEY want and the taxpayer will once again get screwed by the T/C and the zoning board!
Just what we need…….more B/S traffic at an already F’d up intersection!
It’s a business, they can do whatever they want with their profits. If they want to send it to the Red Sea, that’s their right. Salaam.
Stupidest thing I ever heard why they have a competition so the other one has to leave and lose his business the talent just want more taxes more money and more money for more taxes just so they can spend it foolishly like they have been doing wrong

They need a Special Use permit, means there will be a public hearing.
If it keeps your tax base down, who cares WHAT they put there! NS needs business revenue to offset.
Waste of the lands potential. Sad. Certainly don’t need a third gas station in one mile radius. Bad business decision.

Call me cautious but w/1 of their companies names beginning w/ ” Red Sea ” I m concerned about where profits will go & who will benefit ??? Are there any hidden motives ? Has this been a red flag for any others ? Shallom
